On every unit

Unit pulled out of the wall and cleaned in the guest room
Accessible evaporator and condenser coil faces
Blower and interior
Wall sleeve
Drain pan and drain line
Filter check (replacements supplied by the property, or billed separately)
Reinstall and function test through modes

Rates

$105 per unit — 40 PTACs or more on one property.

$125 per unit — under 40 units.

Minimum booking is 20 units. Smaller properties can still request a full-house quote.

Texas sales tax not included. Return visit inside 12 months: 10% off the rate you paid.

Not included: refrigerant work, part replacement, thermostat swap, or licensed mold remediation. Unit must be fully functional before cleaning.

Why this is not a staff side job

Removing and rinsing the front filter is necessary but it is not a deep clean. Coils, sleeve, and drain line are what decide how much energy the unit uses, how well it runs, and how long it lasts. Properly maintained units can have a significantly longer life before needing to be replaced saving you thousands over time. Outsourcing that work frees your overworked staff and gives you a consistent result on every unit, not whatever got done between checkout and the next arrival.
